What a new flat roof costs for your size

Two taps: the material and roughly how big the roof is. The answer is a published Irish rate times your area.

€2,100 to €3,300

30 m² at BookMyRoofer.ie's published €70 to €110 a m² for epdm rubber, installed (VAT not stated). Our multiplication, not a quote. At RoofQuote.ie's €70 to €105 a m², it's €2,100 to €3,150.

  • If the timber deck underneath has rotted, a new deck adds €30 to €50 a m², ex VAT (Recommended Roofing).
  • A warm roof, with new insulation, is published at €130 to €190 a m² (RoofQuote.ie).
  • Repair and maintenance of a house is at the 13.5% VAT rate (Revenue). Ask whether the written price includes it.

How this is worked out

The area you pick, times BookMyRoofer.ie's published installed rate a m² for that material. RoofQuote.ie's rates are shown next to it. The multiplication is ours. Rates read on 2 November 2026. Measure the roof's length and width from inside if you can: the area labels are rough guides. Small roofs cost more a m² because access, trims and the day's set-up cost the same. It's an estimate, never a quote.

When to replace

Signs the flat roof has had it

  • Leaks in more than one place, or the same leak back after a patch.
  • Soft or springy spots when it's walked on: the deck underneath is wet or rotten.
  • Felt that's cracked, blistered or crazed all over, not just in one patch.
  • Water that sits long after the rain has stopped: see falls and ponding.
  • Stains on the ceiling below that grow after heavy rain.

One fault in one place is usually a repair. Several, or a soft deck, is a replacement. Repair or replace sets out how to tell.

A photo that works

  • Daylight, on a dry day.
  • The whole roof in the shot, with its edges and the wall it meets.
  • From an upstairs window, or from a ladder held by someone else.
  • Never stand on a flat roof you think is soft or leaking.

Extensions

Most flat roofs are on extensions

7,273planning permissions for house extensions in Ireland, Q3 2025 to Q2 2026 (CSO)
2,460of them in Dublin, against 552 permissions for new homes there
19%of Irish homes were built in 1961–80, and 42% before 1981 (CSO Census 2022)
40 m²a rear extension up to this size can be exempt from planning, so many never appear in the figures (Planning Regulations 2001)

Kitchen extensions, garages, porches, bays and dormers: that's where most Irish flat roofs are. The oldest are felt, and many are on their second or third covering. When one is replaced, it's the time to add insulation (a warm roof), fix the fall, and decide about a rooflight.

Installed, BookMyRoofer.ie gives €55 to €85 for torch-on felt, €70 to €110 for EPDM, €75 to €120 for GRP and €80 to €130 for single-ply. Recommended Roofing's calculator gives €90 to €140 a m² for EPDM or GRP, ex VAT.

Which is better, EPDM, GRP or felt?

EPDM is one sheet with no seams on most house roofs. GRP is hard and can be walked on. Felt costs least. See EPDM vs GRP vs felt for prices and lifespans side by side.

How long does it take?

Most residential flat roof replacements take 1 to 3 days, depending on size and weather (BookMyRoofer.ie). See how long it takes.

Are you a roofing company?

No. Flat Roof Replacement is an introduction service run by Bartlomiej Standa, trading as Elevate Ireland. We pass your request to one flat roofing company that covers your county. They look at the roof, price it in writing and deal with you directly.

Do I need planning permission to replace a flat roof?

Not to re-cover an ordinary house roof the same way. Maintenance or improvement that doesn't materially change how the house looks is exempted development under section 4(1)(h) of the Planning and Development Act 2000. Changing to a pitched roof, raising it, or work on a protected structure is a question for the council.
