What a new flat roof costs for your size
Two taps: the membrane and roughly how big the roof is. The deck, insulation, rooflights and access move the price.

Questions people ask
Why do flat roof prices vary so much?
Size, material, the state of the deck, insulation, access and how many details there are: rooflights, outlets, a wall on three sides. A garage with clear access is a different job from a roof over a kitchen with a lantern in it.
Is a cheaper quote missing something?
Often the deck, insulation, trims, the skip or VAT. Ask for every item in writing, so you compare the same job.
Is it cheaper to lay a new membrane over the old one?
Sometimes: an overlay is €1,800 to €5,000. It only works over a sound, dry deck; over a wet or rotten one it traps the problem.
Does flat roof work carry 23% VAT?
No. Repair and roofing work on a house is at the 13.5% rate.
