How Long Does Flat Roof Replacement Take?

Most house flat roofs take 1 to 3 days, depending on size and weather: 1 to 2 days for felt, EPDM or GRP, and 2 to 3 for single-ply.

What happens on the job

  1. Access goes up, and the room below is protected.
  2. The old covering comes off, down to the deck.
  3. The deck is checked. Rotten boards are replaced, and firrings go on if the fall needs fixing.
  4. Insulation and a vapour control layer, for a warm roof.
  5. The new membrane, then the trims, the upstands at the wall, the outlets and any rooflights.
  6. Water is run to the outlet to check it drains.

What makes it take longer

  • A rotten deck, found once the old felt is off.
  • A warm roof, with insulation and taller trims.
  • GRP needs dry weather above 10°C to cure.
  • Rain. The roof is open between stripping and the new membrane, so a good roofer only strips what can be covered the same day.
  • A new lantern or rooflight that's made to size.

Questions people ask

Can a flat roof be replaced in winter?

EPDM, felt and single-ply, yes, between showers. GRP needs dry weather above 10°C, so a GRP job may wait.

Do I need to move out?

No. Expect noise, and clear the room below if the ceiling is old or stained.

What if it rains half way through?

The roof should be covered at the end of each day. Ask how they'll keep it dry.
